Even though the local housing market has been good, it still can take awhile to sell a home. On the other hand, many houses are being put on contract as quickly as the Realtor's "For Sale" sign goes up.

Most sellers don't realize that they actually determine whether their home will sell or not by making critical decision in two key areas. Those are price and condition.

When first making the decision to sell, homeowners should take a critical look at their home. For the most part, if something is in need of repair -- fix it. The fact is that those homes in the best condition tend to get sold quicker, and for top dollar.

Pricing your homeStatistics show, though, that the typical seller has exaggerated expectations about the value of his or her home. This is understandable since someone's home is their 'castle'. It's an emotional issue as well as the largest asset most of us will own during our lifetime.

It is important for the homeowner to understand that homes are not sold like used cars. A potential buyer is more likely to make an offer on a home that is reasonably priced than to make a lower offer on an over-priced home.

The first two to three weeks of a home being on the market are key. Sellers need to recognize that this time is when most homes receive their most important attention by interested buyers. Therefore, it's important that the home be in its best show condition and realistically priced from the start. All in all, buyers buy what they can see!
